Understanding VPR
All properties located in the Township of North Bergen, which are foreclosed upon, must be registered in accordance with Township Ordinance 561-22.
• Upon filing a foreclosure complaint, the creditor shall immediately inspect the property to determine whether it is vacant or occupied, and shall, within 10 days thereafter, register the property with the Township Building Department.
• Where the status of foreclosed property changes (i.e., where a property is subsequently vacated or abandoned) an updated registration form and any required additional fee shall be filed and paid.
Registration Fees for VPR
Registration fees ($500 for occupied properties and $2,500 for vacant or abandoned properties) shall be paid upon initial registration and annually thereafter. Requirements
Property must be maintained and secured by the mortgagee to designee.
Postage signage is required in the inside window of property with contact information of the responsible party.
VPR Foreclosed Properties Processing Procedures
- Ensure the security and maintenance of each commercial and/or residential property within the municipality for which a foreclosure action has been filed by a creditor.
- Fee collection and notification services in accordance with the requirements of the city’s ordinance.
- Register, monitor and identify properties within the city, whether residential, commercial, vacant and abandoned, or occupied, for which a summons and complaint in a foreclosure action have been filed by the creditor of the property.
- Mortgagees are obligated to notify the city when a property becomes vacant and abandoned during the foreclosure process.
- All creditors must update information and remit any fees as required by the city’s ordinance.
